Buying land in Arizona can be a smart move. It can also go sideways fast if you're not watching for the right warning signs. These 5 have come up in real deals.
1. You Feel Rushed
If someone is pushing you to sign quickly, stop. A legitimate seller has no reason to pressure you.
2. The Seller Avoids Zoning Questions
Zoning determines what you can and can't do with the land. A quick call to the county Planning and Zoning Department will tell you exactly what that parcel allows.
3. The Property Has Viewing Concerns
Use topographic maps and the county's GIS mapping system to check for floodplains, flood zones, and unusual elevation issues. Also research federal and state protected species. Walk the property when you can.
4. High Property Taxes or Pending Assessments
As the new owner, you inherit delinquent tax debts. Check the county assessor's website before making an offer.
5. No Utility Access
Confirm what utilities are accessible from the property line and what it would cost to get them to the building site. Some remote Arizona parcels have no utility access whatsoever.
