1. Agreement to Terms

Compass Land USA is a land investment and sales company that acquires and sells vacant land across multiple states, including Arizona, Colorado, Florida, Nevada, and North Carolina. We offer owner financing options on our properties. We are not a bank, mortgage lender, or licensed real estate brokerage unless otherwise disclosed in a specific transaction.

3. Property Listings and Information

All property listings, descriptions, acreage figures, GPS coordinates, pricing, zoning information, and other details provided on our website are presented in good faith and believed to be accurate at the time of posting. However, we do not guarantee the accuracy, completeness, or timeliness of any listing information.

Listings are subject to change. Properties may be sold, removed, or repriced at any time without prior notice.

Photos and maps are for reference only. Images, aerial photos, and map overlays are approximate and may not reflect current ground conditions.

Zoning and land use information is general. We provide zoning details as a courtesy. Buyers are responsible for verifying zoning, land use regulations, building codes, and permitted uses with the applicable county or local government authority before purchasing.

Acreage is approximate. Parcel sizes are based on county records and may differ from a professional survey.

4. No Guarantee of Suitability

Compass Land USA does not guarantee that any property is suitable for any specific purpose, including but not limited to residential construction, mobile home placement, RV use, agriculture, hunting, camping, or commercial use. Buyers are solely responsible for conducting their own due diligence, including but not limited to:

  • Verifying zoning and building code compliance with the local county
  • Confirming road access and legal ingress/egress
  • Researching utility availability (water, power, sewer, internet)
  • Checking for flood zone status, wetlands, environmental restrictions, or easements
  • Reviewing any recorded deed restrictions, covenants, or HOA requirements
  • Obtaining a professional survey if boundary accuracy is important

We encourage all buyers to visit the property or hire a local representative to inspect it before purchasing.

5. Owner Financing Terms

Compass Land USA offers owner financing (also referred to as seller financing or a land contract) on select properties. Key terms:

No credit check. We do not run credit checks on buyers. Financing approval is not based on credit score.

No prepayment penalty. Buyers may pay off their balance early at any time without additional fees or penalties.

Down payment and monthly payments. Specific financing terms, including down payment amount, monthly payment, interest rate (if applicable), and loan duration, are disclosed on each listing or provided upon request. These terms may vary by property.

Title transfer. The method and timing of title transfer depend on the financing structure and state law. In most cases, a warranty deed is recorded at closing or upon full payment, as specified in the purchase agreement.

Default. If a buyer fails to make payments as agreed, Compass Land USA reserves the right to pursue remedies as outlined in the purchase agreement and in accordance with applicable state law, which may include cancellation of the contract and forfeiture of payments made.

All financing terms are governed by the individual purchase agreement signed by both parties. In the event of any conflict between these Terms and a signed purchase agreement, the purchase agreement controls.

6. Closing Process

All property transactions are processed through a licensed third-party title company or closing attorney, as required by applicable state law. Closing typically includes:

  • Title search and title insurance
  • Preparation and recording of a warranty deed
  • Collection of closing costs and applicable fees

Closing timelines vary but generally take 2 to 4 weeks from the date the purchase agreement is signed. Compass Land USA is not responsible for delays caused by title issues, county recording offices, or other third parties involved in the closing process.

7. Title Insurance

Title insurance is included with every purchase unless otherwise stated. Title insurance protects the buyer against certain defects in the title that existed prior to the purchase. Title insurance does not cover issues that arise after the date of closing, and coverage is subject to the terms and exclusions of the title insurance policy issued by the title company.

8. Refunds and Cancellations

Refund and cancellation policies are governed by the individual purchase agreement. In general:

Before closing: If a transaction has not yet closed and the deed has not been recorded, cancellation terms are outlined in the purchase agreement.

After closing: Once the deed is recorded and ownership has transferred, the sale is final. Compass Land USA does not offer refunds on completed transactions.

Reservation deposits: If a reservation or earnest money deposit is collected prior to closing, the terms for refund or forfeiture of that deposit are specified at the time of reservation or in the purchase agreement.

9. Intellectual Property

All content on the Compass Land USA website, including text, graphics, logos, images, icons, videos, and software, is the property of Compass Land USA or its content suppliers and is protected by United States and international copyright and trademark laws.

You may not reproduce, distribute, modify, create derivative works from, publicly display, or otherwise use any content from our website without our prior written consent, except for personal, non-commercial use in connection with browsing or purchasing property.

10. User Submissions

When you submit information through our website, including property inquiry forms, "Sell Your Land" forms, contact forms, or any other submission, you grant Compass Land USA a non-exclusive, royalty-free right to use, store, and process that information for the purpose of responding to your inquiry, facilitating transactions, and improving our services.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THESE TERMS OR YOUR USE OF OUR WEBSITE OR SERVICES SHALL NOT EXCEED THE AMOUNT YOU PAID TO COMPASS LAND USA IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.
