About This Property

5 acres in Yucca with manufactured homes welcome, off-grid, and a $991 monthly path to ownership.

This is a 5-acre parcel at Lot 39 S Ali Chuk Rd in Yucca, Arizona, in Mohave County, in the Lake Havasu Ranchos Unit 1 area. The land is level at 1,712 ft elevation, which is low desert with hot summers and mild winters. Yucca sits along I-40 between Kingman and Needles. Lake Havasu City is about 45 minutes south on AZ-95. Las Vegas is roughly 2.5 hours northwest.

$5,500 gets you started. That's 10% of the $55,000 cash price. The rest is owner financing. No banks. No credit checks. No prepayment penalties. The current monthly plan runs $991 a month over 72 months at 12.9% interest, and a 12-month plan can run as low as 1.9% if you want to pay it off fast. After 12 on-time payments you can defer one if you need to. Pay it off early anytime, no penalty. Call or text (313) 349-0434 and we'll talk through the right plan for your budget.

Annual property taxes are $73.39. Cash buyers get the first year covered by us.

The zoning is AR, Agricultural Residential. Manufactured homes are allowed when constructed after June 1976 and installed by an Arizona-licensed installer. Modular homes are allowed with engineered construction plans stamped by an Arizona engineer. Mobile homes manufactured before June 1975 are not permitted in Mohave County. The minimum building size matches the 2018 International Residential Code, and the smallest practical structure is around 400 square feet. There's no HOA.

RV use is generous here. RV camping is allowed for 2 consecutive weeks or 30 days in a calendar year without permits. Beyond that, you'll need a septic installed and an annual RV permit, which is a normal Mohave County setup for a parcel where you want to live in an RV while you build.

Utilities are off-grid. Power for this lot would be solar, a generator, or a hybrid setup. Northern Mohave County gets some of the best solar exposure in the country, and a 5kW to 8kW system covers a normal household. Water would be a well drilled on the property. Sewage would be a septic system installed when you build.Access is the part to be straight about. There's a rough two-track dirt road to the parcel's northeast corner, but per Lisa Bond at the county, the legal access is along the west side of the parcel running north-south. We've already paid to blade an access road along the legal route, which makes physically reaching the parcel easier than the satellite view suggests. Plan on AWD or 4WD to get in, especially after rain.

The lot is not in a flood zone, no wetlands. The land is flat, the views run out across the desert to the Hualapai range east and the Black Mountains west.

Yucca is a small unincorporated community along I-40 with a gas station and not much else. The closest real services are in Kingman or Lake Havasu City. This is desert ranch country, big sky, sunsets that go on forever.

We close through a title company with title insurance. You get a warranty deed recorded in your name, not a contract for deed. We cover escrow, closing fees, and the insurance policy. Title is free and clear. Cash closings run about 2 weeks. To lock the parcel in your name we need both a deposit and a signed purchase agreement, deposit alone doesn't hold it.

Call or text us anytime at (313) 349-0434 and we'll send paperwork over and talk through monthly payment options together.

FAQ

Questions About This Lot

We answer the questions that actually matter before you put money down — not just the easy ones.

Can I visit the property before I buy?

Yes, and we encourage it. The GPS coordinates are 34.788009, -114.13614 - plug them straight into Google Maps or your phone and you'll find the parcel. The area is accessible by Dirt Road; AWD or 4WD recommended. We're also happy to schedule a guided visit if you'd prefer - call us at (313) 349-0434 and we'll set something up. Buying sight unseen is common and totally fine, but seeing it in person first is always better when you can.

Do I need a down payment to reserve this lot?

A $1,900 deposit and a signed contract takes the property off the market and reserves it in your name. That deposit is not an extra fee - it applies directly against your purchase price. If you're financing, it counts toward your down payment. If you're paying cash, it counts toward your total. The deposit is how we know you're serious, and it's how you make sure no one else buys it out from under you.

What happens if I miss a payment?

We work with you first. Life happens, and we've seen it all. If you're going to miss a payment, contact us before it's due - not after. We can often work out a short-term arrangement. That said, the promissory note and deed of trust do contain standard default provisions, which means if payments stop entirely and there's no communication, we would need to begin a formal process. We want to avoid that as much as you do. Our reputation is built on buyers who stay happy long-term.

Can I build on this land right away?

Building requires permits from Mohave County, Arizona regardless of how you bought the land. You'll need to submit plans, get a building permit, arrange utility hookups (electric, water, septic), and meet local minimum square foot requirements for site-built homes. We sell the parcel as-is; the buildability research is standard buyer due diligence, and the county building department is your resource.

What if I want to pay it off early?

Pay it off whenever you want. There is no prepayment penalty. If you start on the financed plan and come into some cash, you can pay the remaining balance in full at any time. When you do, we release the deed of trust and record a warranty deed in your name with no lien. The land is fully yours at that point. Many buyers start on the financing plan and pay it off early because they like the flexibility.
