How the Offer Works

From there, you'll have a written offer in 24 to 48 hours total. There's no obligation, no fee, and no pressure. If the number works for you, we move to closing. If it doesn't, we part as friends.
We pull recent comparable sales in your county, look at the parcel records, check the access, and check the zoning. Our offer is what works for us as land investors plus what gets you to a fair, fast close. We can't pay full retail because we're buying to resell on owner financing, and we tell you that upfront. What you get instead is speed, certainty, and zero out-of-pocket costs.
No. The offer we make is exactly what you'll receive at closing. No reductions, no last-minute "we found something" calls, no renegotiation a week before signing. Costs, Taxes, Money
No. We cover all closing costs, the title company fees, and the deed recording. There are no commissions, no broker fees, and nothing held back from your check. The number on the offer is the number you walk away with.
That's normal, and it doesn't kill the deal. We pay the back taxes off at closing out of the purchase price, and the title company handles the payoff directly with the county. You don't have to write a check or call the tax office. A lot of the sellers we work with came to us specifically because they were tired of the tax bill.
The title company wires the funds to your bank account the day of closing, or mails a cashier's check if you'd rather. The wire usually lands the same business day. You'll get a closing statement showing every dollar in and out so there are no surprises.

Inherited and Complicated Situations
Yes. A lot of the sellers we work with inherited their land from a parent or grandparent and have never set foot on the property. We handle everything remotely. The title company sends paperwork through email and notary services, and the wire goes straight to your bank. You don't need to travel and you don't need to set foot on the property to close.
We've handled plenty of multi-owner situations including siblings, cousins, ex-spouses, and family trusts. The title company coordinates with each owner separately so nobody has to be in the same room. Every owner signs their own paperwork, and the funds get split according to the deed at closing. Tell us upfront how many people are on the title and we'll handle the rest.
Old deeds, missing heirs, name changes from marriage or divorce, and unpaid liens are all common. The title company runs a full title search before closing and clears whatever needs clearing. If the title needs serious work, we'll tell you exactly what's needed and how long it'll take. We've never walked away from a deal over title work as long as the seller wanted to close.
Most of our sellers live in a different state from their land. The whole process runs by email, phone, and a remote notary. You don't have to fly anywhere, and you don't have to be at closing.

Most closings go through a licensed title company that's licensed in the state where the property sits. The title company is a third party that watches the whole transaction and protects both sides.

Sometimes, depending on how the parcel is platted and what the county allows. If it's a clean rectangular lot, a split is usually possible. If it's an oddly shaped parcel or the county requires a survey before splitting, the cost of the split can eat the value. Send us the parcel number and we'll tell you whether it makes sense.
